Commercial & Institutional Design

A well-designed commercial or institutional space should feel professional, functional, and easy to use. At Hive Studio, we create interiors for offices, clinics, educational spaces, community facilities, retail environments, wellness centres, and other business-focused spaces. Our design approach focuses on daily operations, user comfort, brand identity, and long-term functionality. From space planning and circulation to materials, lighting, furniture, finishes, and feature elements, every detail is carefully considered. We create spaces that not only look refined but also support productivity, accessibility, and smooth day-to-day use. Every space is designed to meet the practical needs of the business while creating a positive experience for staff, visitors, clients, and end users.

Functional Spaces

Commercial and institutional design is all about creating spaces that work well for the people who use them every day. At Hive Studio, we design interiors that feel organized, welcoming, and aligned with the purpose of the space. We study the business needs, user flow, team requirements, brand presence, lighting, materials, and overall function. Every detail is planned to support comfort, efficiency, and a professional environment. For offices, we focus on productivity, collaboration, and a balanced work atmosphere. For clinics, wellness centres, and institutional spaces, we focus on clarity, accessibility, privacy, and user comfort. Our goal is to create spaces that are not only visually strong but also practical and long lasting. We design with attention to how people enter, move, wait, work, meet, and interact within the space. The final result is a commercial or institutional interior that feels purposeful, efficient, and professionally designed.

Purposeful Spaces

Every commercial and institutional space needs to be visually appealing, but it also needs to support real daily use. At Hive Studio, we balance creative design with practical planning to create spaces that are both beautiful and efficient. We consider entrance experience, circulation, work zones, waiting areas, service areas, furniture layout, lighting, accessibility, and comfort. For commercial interiors, we design spaces that support productivity, customer interaction, and a strong brand impression. For institutional projects, we focus on clear planning, durable materials, and spaces that are easy to navigate and maintain. We also focus on finishes, colours, and details that reflect the identity and purpose of the business or organization. Each element is selected to create a clean, consistent, and functional environment. Our team understands how interior design can improve the way people work, visit, learn, heal, and connect. We create commercial and institutional interiors that are practical, memorable, and built with purpose.

Process

that simplify

Phase 1

Onboarding

We begin by collecting all required information from the client, including the design direction, business goals, and project requirements. Our team reviews the existing brand identity, target audience, and overall vision for the hospitality space. This phase may include site visits, client meetings, team introductions, and understanding the project scope. It helps us build a clear foundation before moving into the design concept stage.

Phase 2

Schematic Design

In this phase, we create the initial concept plan and design direction for the project presentation. Hive Studio develops the overall look and feel, furniture layout, wall and floor finish concepts, and lighting direction. We also explore millwork ideas, furniture concepts, brand colour direction, and key visual cues for the space. This phase helps the client visualize the mood, style, and experience of the hospitality interior.

Phase 3

Design Development

After the concept is reviewed, we refine the floor plan, design details, materials, finishes, and overall interior direction. We prepare updated layouts, finish selections, 3D views, and key design elements for client approval. If required, this phase may also include preliminary coordination with engineering consultants. The goal is to finalize the design direction before moving into detailed technical drawings.

Phase 4

Interior Contract Drawings

This phase includes the technical drawings required to execute the project accurately on site. The drawing package may include floor plans, elevations, sections, details, millwork drawings, and material specifications. We also include FF&E details, finish schedules, and design notes needed for contractors and vendors. These drawings help ensure the approved design is clearly communicated for construction and execution.

Phase 5

Construction Phase

During the construction phase, Hive Studio provides design support to help maintain the approved design intent. Our team assists with contractor coordination, millwork drawing reviews, material submittals, and clarification requests. We may also conduct site visits, review progress, and prepare deficiency notes where required. This phase helps keep the project aligned with the final design vision through completion.
